Q: What makes Ocean City desirable? | ||||||||||||||||||||||||
A: Ocean City is less than a 3 hr drive from some of the East Coasts largest cities Baltimore , Philadelphia, and Washington D.C. With the construction of the Dover By-Pass a few years ago, we are getting more people driving from New Jersey and New York. Ocean City is safe and clean. Ocean City is on the Atlantic Ocean and adjacent to Assateague National Seashore Park. Ocean City’s property values have risen steadily over the past 3 decades. |

A: I do not have a “crystal ball,” but history has shown that location, location, location drives up prices. How many times have you heard “I could have bought a place in Ocean City or Ocean Pines for x dollars?" | ||||||||||||||||||||||||

A: Yes, Ocean City is in a flood plain. Most condo associations have Federal Flood Insurance coverage as part of the condo fee. |

Q: Are there hospitals in the area? | ||||||||||||||||||||||||
A: Yes there are. Atlantic General Hospital in Berlin is 8 miles away. Peninsula Region Medical Center in Salisbury is 30+ miles away. Bee Bee Hospital is located in Del. 20 miles away. Dover AFB is located 1 hr drive from Ocean City, so military personal can use this facility. |

Q: How do the real estate taxes compare between Ocean City and Ocean Pines? |

A: Ocean City has a city tax in addition to a stare real estate tax and sanitary tax. Ocean Pines does not have a city tax, but they do have a “Homeowners fee”. |

Q: Is there a “best time of the year” to buy? | ||||||||||||||||||||||||
A: Yes and no. In the fall and winter the inventory of property on the market reaches its high point. As the year progresses closer to the “season”, less properties are available due to the fact that some have been sold during the fall and winter and some have been taken “off the market” because the rental season and rental income are just around the corner. Usually the time from February- May sees the most contracts written in Ocean city. If a person wants to rent their property, a late winter- early spring purchase would enable them to have their rental property on the “rental market” for the summer. |

A: Yes, Ocean City is open year round, however the crowds are gone from October- May. The “off season” or “second season” is the most relaxing time of year for area year round residents. |

A: The Outlet Stores in West Ocean City feature some of the finest brand names available: Some of the outlet stores are: The Gap, Levis, Joseph S. Bank, Izod, Marshall's, Harry & David, Jockey, Radio Shack, and of course the many local shops in Ocean City. There is a Wal-Mart & Home Depot nearby and a Super Giant is in on the drawing board. |

A: There are MANY fine restaurants in and around Ocean City. Some of the top line ones are: Fager’s Island, Phillips Crab House, Marlin Moon Grille, BJ’s, Reflections, Adolfo’s, The Galaxy, Mario’s, and Horizon’s in the Clarion Resort Hotel. |
